Pasing – the Munich district is getting a new quarter

The Munich district of Pasing-Obermenzing is getting an all-new quarter along Paul-Gerhardt-Allee. In addition to apartments, there are plans to build an elementary school with a gymnasium, a daycare and commercial buildings for daily necessities, as well as greenery and recreational areas. Future residents will be able to enjoy a combined total of around 10 hectares of public parks spread out throughout the quarter.

Residential area and shopping center

A development encompassing some 33 hectares for the new, urban quarter in Pasing-Obermenzing is located on Paul-Gerhardt-Allee. Directly adjacent is the beautiful Nymphenburg Park, which is perfect for long walks.

The new quarter consists of 13 different construction zones. The residential buildings feature designs that fit a range of needs, including hall houses, gallery apartments, townhouses and apartment buildings. The polygonal courtyards are based on the geometry of a railway junction and give the project its unmistakable character.

The quarter center will be located at the south-west entrance and feature commercial spaces for retailers and service providers, as well as serve as a meeting point for residents and employees of the shopping center. There are also plans for an elementary school including a gymnasium with three courts, as well as several daycares, nurseries and kindergartens.

Transportation infrastructure

The new quarter can be reached via Peter-Anders-Straße and Berduxstraße, as well as the new Hermine-von-Parish-Straße. Hermine-von-Parish-Straße leads to a new roundabout with exits for Nusselstraße and Paul-Gerhardt-Allee.

There are already bus connections in place for reaching local train transport. Furthermore, two additional shuttle bus stops are planned for the new residential area. One of these stops will be located directly at Angela-Molitoris-Platz. The shuttle bus will run between the new development and the northern exit of the train station (via Nusselstraße and Gottfried-Keller-Straße).

Naturally, in a cycling city like Munich, we kept bicyclists and pedestrians in mind, too. Pasing’s vibrant district center and short- and long-distance train station are about 10 minutes away by bus or bike. The new quarter will also feature an extensive pedestrian and bike path network, for which three new pedestrian and bicycle bridges are also planned. The project planning phase has already begun for two of these bridges: one bridge that crosses Offenbachstraße and another that crosses the train tracks to the south, to the street Am Knie. A circular footpath and bike path on the east and south side of the area will connect the quarter with Nymphenburg Park towards the Pasing train station.

There are also excellent connections by car: you can reach the A8, A99 and A96 freeways in about 10 minutes.

Landscape park and green inner courtyards

The new, spacious landscape park will occupy the southern and eastern part of the quarter. A path will lead into the park via village greens between the residential courtyards. This path connects the Würm canal, the park Am Durchblick and the Nymphenburg Park with the new quarter. The park will also feature a water playground, a climbing area called Spiel der Lüfte, a sledding hill with a gigantic field, and a volleyball court to offer children and the young-at-heart a wide range of recreational adventures in nature.
 

The spacious courtyards of the residential areas offer a high degree of privacy and are the perfect places for residents to relax, while the lovely yards, recreational spaces and playing areas create a neighborly atmosphere.

Extreme sports center and more recreational activities
 

The extreme sports center on Paul-Gerhardt-Allee, at the southern end of the quarter, is a one-of-a-kind project. The Eggenfabrik—a local historic landmark—and another new building will offer around 4,000 square meters of extreme sports adventure for athletic types. City Council approved the concept for the center and the space allocation in late 2017.

Current popular extreme sports like skateboarding and freestyle biking, in addition to newer trends, will find a home at the sports center. The extreme sports center is open to anyone—beginners and pros, children and adults, school classes and youth groups—who is interested in experiencing a wide range of challenging sports. It is a particularly exciting place for young people between the ages of six and 18 who are discovering the joys of exercise. There will be on-site staff for each type of sport, available to assist visitors with whatever they may need. With a height of between seven and 12 meters, the new building will be a parkour paradise. The roof is even planned to be available to fans of the sport to use.

Furthermore, Ambiance Sports & Spa is just a few minutes away and easily accessible by bike or car. Reachable by car in around eight minutes, the Westbad wellness facility offers indoor pools, saunas, outdoor heated pools, steam baths, whirlpools and a water park in summer for guests of all ages.
 

DEMOS is currently realizing the new PRISMA PASING construction project on the east side of the new quarter in Munich-Pasing, right next to Nymphenburg Park.
